At CS Conveyancing Services we understand time is of the essence during a property sale.
The quicker your real estate agent has a contract, the quicker your property is on the market. We want to move your property sale along as much as you do. An upfront payment of $350.00 is required for us to prepare the contract of sale. These fees will be deducted from our invoice on settlement.
We will prepare the contract of sale, send you a draft copy for your approval and to the agent upon your final instructions. The timeframe is dependant on your instructions and local council providing us the documentation required for the contract of sale. NSW Metro turnaround 48-72 hours. Regional areas up to 10 business days.

STEP 1 - THE CONTRACT
STEP 2 - GOT A PURCHASER
Next step is exchanging the contract.
At CS Conveyancing Services we will negotiate the terms of the contract with the purchasers solicitor / conveyancer. Once all parties are happy with the contract, we will attend to exchanging the contracts. Once the contracts are exchanged, the purchaser is legally bound to complete the contract.
If however, you are selling the property by auction, then we will ensure that the Agent has the contract prior to auction.
The auctioneer in this case will attend to exchange the contract on your behalf.
STEP 3 - BEFORE SETTLEMENT
At CS Conveyancing Services we will prepare for settlement by ensuring your discharging mortgagee (if you have a mortgage) is ready for settlement. The settlement adjustment statement of the monies are prepared by the purchaser. We will ensure that all adjustments in relation to Council, Water, Strata (if any), Rent monies (if any) are adjusted correctly. We will also ensure that your identity is verified, as a requirement by law.
We will obtain your instructions in relation to depositing any surplus funds from the sale into your account.
STEP 4 - SETTLEMENT DAY
Whether you are buying or selling a property in NSW, one of the many decisions you will need to make is about how you will pay your conveyancing fees. The conveyancing process looks after the legal aspects of buying and selling property, which can be very complicated.
With fixed fee conveyancing, you hire a Conveyancer who charges you a lump sum before any work is done.
