We all know that the property market within Australia, and especially NSW, is one of the most expensive in the world; owning a property is often out of reach for the average Australian.
If you are lucky enough to have saved your pennies for a deposit, and are looking at buying your first home, then considering the NSW first home buyers grant may be for you.
The NSW Government is trying to help ease the cost of living by assisting first home buyers with a grant. First home buyers may be eligible for exemptions and/or concessions on transfer duty under the First Home Buyers Assistance Scheme and the First Home Owner’s Grant (New Homes) scheme.
The First Home Buyers Assistance Scheme differs slightly from the First Home Owner’s Grant scheme as it includes purchasing an existing home, whereas the First Home Owner’s Grant applies to buying or building a new home only.
Buying your first home is probably one of the biggest financial decisions you’ll ever make, so exploring all of your options is the best way to go.
First Home Buyers Assistance Scheme
The value of the new or existing home being purchased must be between $650,000 and $800,000, or the value of the vacant block of residential land being purchased must be between $350,000 and $450,000.
First Home Owner’s Grant scheme
The value of the new home being purchased must be no more than $600,000, or the value of the vacant block of residential land being purchased must be no more than $750,000.
Australian residents or citizens that are 18+ that haven’t previously owned/co-owned a property in Australia are eligible; your spouse must not have previously owned/co-owned property in Australia either. And a pretty obvious one, you and/or your spouse aren’t eligible if you’ve previously received a transfer duty exemption or concession.
Things to keep in mind
You’ll need to live in the home as your principal place of residence, for 6 months nonstop, within 12 months of buying the property. If you’re purchasing land and building a new home, you must move into the property within 12 months after construction has been completed.
The above points don’t apply to permanent members of the Australian Defence Force so check the fine print if you are.
