Existing House/Land/Unit/Villa/Town House

We require a non-refundable deposit of $100.00 for reviewing; providing you with a comprehensive advice regarding the property and negotiating the terms of the contract with the sellers solicitor/conveyancer. If you proceed with the purchase the $100.00 will be deducted from your final invoice.

Off the Plan

If you are buying off the plan, we require a non-refundable deposit of $200.00 for reviewing; providing you with a comprehensive advice regarding the property and negotiating the terms of the contract with the sellers solicitor/conveyancer. If you proceed with the purchase the $200.00 will be deducted from your final invoice.

Commercial

If you are buying a commercial property, we require a non-refundable deposit of $250.00 for reviewing; providing you with a comprehensive advice regarding the property and negotiating the terms of the contract with the sellers solicitor/conveyancer. If you proceed with the purchase the $250.00 will be deducted from your final invoice.

THE PROCESS FOR BUYING YOUR PROPERTY

Prior to exchanging contracts, we need to have a look at the fine print. At CS Conveyancing Services we will review your contract and suggest amendments for any terms of the contract to ensure that there isn’t any potential issues. We will negotiate the changes on your behalf. Prior to exchanging any contracts, its of course best to obtain an unconditional loan approval from a lender.
You’ve fallen in love with a property, at CS Conveyancing Services we highly recommend prior to exchange of a contract doing pre-inspection reports, such as building, pest and/or strata reports. We can recommend companies to carry out any of these inspections on your behalf. This is an additional disbursement and is not included in our fixed fee.
At CS Conveyancing Services, we will negotiate the contract for you and ensure you’re getting the best deal. Your finance (if required) is unconditionally approved and if you are happy with the property, we will attend to exchange the contracts. After the contracts have been exchanged you are legally bound to purchase the property.
At CS Conveyancing Services, we will perform all of your after exchange government searches. These searches include, Council, Sydney Water, Land Tax, just to name a few. We will liaise with you lender (if any) to ensure your loan is on track and ready prior to settlement. We will advise you the exact amount payable by you on settlement, these include the adjustments to the council, water and strata levies.
It’s settlement day, depending on the location of settlement, we will have agents attend settlement on your behalf. Your lender (if any) will provide the funds, whilst the vendor will hand over title deeds to your Lender or CS Conveyancing (if no finance). If you have finance the Lender will register the title deeds, mortgage with the Land Property Information. The property and all rates and strata levies will be transferred into your name as legal owner. The transfer process takes up to 4-6 weeks to be completed.
