As licensed conveyancers it is our responsibility to see to the transfer of ownership to you and to ensure that you get a good title to the property. We will make or recommend all necessary enquiries about the property, and will generally advise you and look after your interests.

What we do is:
  • 1. Obtaining your instructions & Identifying all parties.
  • 2. Reviewing and explaining the contract for sale.
  • 3. Negotiating any changes to the contract with the vendors representative.
  • 4. Dealing with the agent, your incoming mortgagee/broker to ensure finance is unconditionally approved.
  • 5. Organising pre-purchase inspections such as pest & building reports.
  • 6. Advising you on payment of Stamp Duty and any possible exemptions/concessions.
  • 7. Making enquiries to various government authorities such as RMS, Council & Transgrid etc.
  • 8. Dealing with your incoming mortgagee to ensure all requirements are met.
  • 9. Preparing settlement adjustments for council and water rates and arranging settlement.
  • 10. Settlement day, ensuring settlement goes through smoothly.

The prospect of owning a brand new home or apartment is very mind blowing. However, the property doesn’t yet exist and is a work in progress. Careful consideration of every clause must be reviewed before putting pen to paper.

That’s where we come in. We will go review the contract clause by clause to ensure that there isn’t anything that may cause an issue later. We will review, provide you with an advice then negotiate the terms of the contract to help you get the best deal.

Our Fixed Price Off The Plan Conveyancing for Property Purchases

Our fixed price model includes expert conveyancing for the purchase of your new property. These off the plan purchases are quite complex and a lot of people can end up disappointed with the outcome, only to find they didn't read the contracts correctly.

Due to the complexity of an off the plan purchase, our fixed fee is $1,400.00.

We charge a non-refundable deposit of $400.00 to review and provide our advice, negotiate the terms of the contract with the vendor. Should you wish to proceed with the purchase the deposit will be deducted from final invoice.
